NOTICE OF CERTIFICATION OF ANNEXATION PETITION

Pursuant to Utah Code §§ 10-2-807 and 10-2-808, Woodland Hills, Utah, hereby provides notice as follows:

On March 25, 2026, a petition proposing the annexation of real property beginning at a point which is South 88°06’22” West 1310.46 feet and South 1310.65 feet from the North Quarter Corner of Section 25, Township 9 South, Range 2 East, Salt Lake Base and Meridian and running thence South 00°35’22” East 982.89 feet; thence North 34°41’42” West 678.77 feet; thence North 20°07’04” East 446.71 feet; thence North 88°38’10” East 222.67 feet to the point of beginning, encompassing approximately 5.36 acres, was filed with Woodland Hills City by Bucky Gay (Northern Slope LLC).

The petitioner also requests that, upon annexation, the subject property be rezoned to R1-19 Villa Overlay Zoning. Any such zoning designation is a separate land-use determination, subject to review and recommendation by the Woodland Hills Planning Commission and approval by the City Council following the applicable public-hearing process, in accordance with Utah law and Woodland Hills City ordinances. Approval of the annexation petition does not constitute approval of the requested zoning designation.

On April 2, 2026, the petition was filed with the Utah County Clerk’s Office and mailed to each property owner within the proposed annexation area and to those within 300 feet of it.

On April 28, 2026, the Woodland Hills City Council accepted the Petition for further consideration and authorized City Staff to certify the Petition.

On May 4, 2026, City Staff certified that the Petition meets the requirements of Utah State Law, and notice was provided to the Woodland Hills City Council, the contact sponsor, the Utah County Clerk, and the Utah County Commission.

The 5.36-acre area proposed for annexation in the petition is shown on the attached map.

The complete Annexation Petition, including the proposed zoning designation, is available for inspection and copying at the Woodland Hills City Recorder’s Office, 690 South Woodland Hills Drive, Woodland Hills, Utah, during regular business hours.

Woodland Hills City may grant the Petition and annex the above-described area unless a written protest to the Annexation Petition is filed.

A protest may be filed by the governing body of an affected entity or an owner of real property located within the area proposed for annexation.

Protests must be filed no later than June 4, 2026, with:

A copy of the protest must also be delivered to the Woodland Hills City Recorder’s Office on the same day that the protest is filed with the Utah County Clerk’s Office.

Any protest must be in writing and state each reason and justification for the protest, including relevant documentation.

If a valid, timely protest is not filed, the Woodland Hills City Council will provide notice and hold a public hearing on June 9, 2026, to gather public input on the Petition, including the proposed zoning designation, after which the Council will consider whether to approve or deny the Petition.

The area proposed for annexation to Woodland Hills City will also be subject to the provision of municipal services, including law enforcement, fire protection, water, sewer, and electrical services, as applicable.
